The Homestead City Council votes Wednesday, September 23. You can be heard before then — it takes about three minutes.
To build it, the City has to change the land from farm land to industrial. That vote happens September 23.
Loading docks about 337 feet from our homes — close enough to hear inside the house. Trucks braking, idling and turning at the driveways across from our backyards. Deliveries start early. And it doesn't end — this is every day, permanently.
The code allows 70 feet. That's well above our tree line. The open field and open sky we look at now would be replaced by the side of a warehouse.
Security and loading-dock lighting runs after dark — and if the facility operates around the clock, it runs all night, into back windows and bedrooms. Right now it's dark and quiet back there.
The residential buffer in the City code does not apply across a street — it only protects homes that sit directly next to industrial land. We're across SW 328th, so nothing shields us automatically.
And once the land is zoned industrial, warehouses become allowed by right. The Council can attach conditions now. After the vote, that leverage is gone.
None of this makes the project impossible. All of it is fixable — if the Council attaches conditions before they approve it.
We are not asking the City to stop the project. We are asking them to require three things first:
And put it in writing, so it still applies if the land is sold to someone else.

The renderings show the buildings set back with landscaping. Nothing requires them to build it that way. That's exactly why we're asking for it in writing.

Muelles de carga a unos 337 pies de nuestras casas — lo suficientemente cerca para oírlos adentro. Camiones frenando, con el motor encendido y girando en las entradas frente a nuestros patios. Las entregas empiezan temprano. Y no termina — esto sería todos los días, para siempre.
El código permite 70 pies. Eso queda muy por encima de nuestros árboles. El campo abierto y el cielo que vemos ahora quedarían reemplazados por la pared de un almacén.
Las luces de seguridad y de los muelles de carga quedan prendidas después del anochecer — y si la instalación opera las 24 horas, quedan prendidas toda la noche, entrando por las ventanas y los cuartos. Ahora mismo allá atrás todo es oscuro y tranquilo.
La zona de amortiguamiento residencial del código de la Ciudad no aplica al otro lado de una calle — solo protege las casas que colindan directamente con terreno industrial. Nosotros estamos al otro lado de SW 328th, así que nada nos protege automáticamente.
Y una vez que el terreno sea industrial, los almacenes quedan permitidos por derecho. El Concejo puede imponer condiciones ahora. Después de la votación, esa oportunidad desaparece.
Nada de esto hace imposible el proyecto. Todo tiene solución — si el Concejo impone condiciones antes de aprobarlo.
No estamos pidiendo que la Ciudad detenga el proyecto. Pedimos que exijan tres cosas primero:
